The extra-large 14'x16' master bedroom also has a cathedral ceiling, along with plenty of closet and changing space.

By providing more of what you need to complete your home, our package represents 40% of the turnkey/finished cost of your new home. Hidden Creek has 106 timber frame pieces, ranging in size from 4"x8" to 6"x12", in lengths from 4' to 24'. As a result, it is one of our most beautiful frames. he front porch, with its hammer-beam truss, posts, beams and diagonal braces, provides a grand entry to your home and is obviously a wonderful place for outdoor entertainment or relaxation.

Upstairs, the second floor's 16'x13' loft and extra-large 16'x14' second bedroom both feature the wood beams and panels along with cathedral ceilings. Downstairs, the basement contains an additional 1,100 square feet, ideal for a recreation area, additional bedrooms or a home office.

Plan Specifications
  1. This extremely flexible design means your home can be built any size to suit your needs and budget.
  2. The main floor has 1,500 square feet, the second has 576 square feet and the basement has 1,100 square feet.
  3. There is 230 square feet of porch space.
  4. The dining and living room on the first floor, as well as the bedroom and loft on the second floor, have cathedral ceilings.
  5. Our in-house artisans handcraft our timber, providing incredible attention to detail unheard of with industrially processed wood. The posts, beams and rafters are cut to size, mortised and tenoned where needed and then verified by an independent structural engineer to guarantee the job is flawless. Each component is also labeled for easy and mistake-free assembly at the job-site.
  6. All holes for pegs and fasteners are pre-drilled for construction simplicity.
  7. All posts, beams and rafters are eastern white pine or Douglas fir, depending on preferences and situation. More exotic woods (heart pine, cherry, oak, hickory, maple, locust and hemlock to name a few) are available upon request.
  8. All timbers and wood elements are sanded to a smooth finish (unless rough-cut is requested), stained and sealed in our factory. We pre-stain all the posts, beams, rafters, ceiling joists and tongue and groove (T&G) materials in your choice of stain color, using Minwax Stain and Sealer for the interior wood and Cabot’s Stain and Wood Preservative on the exterior materials. This enables you to stain the beams one color while using a complimentary color on the paneling.
  9. In multi-story homes, the second floor framing consists of posts, beams, floor joists and 2x6 T&G pine decking or 2x10 floor joists with ¾" T&G plywood.
  10. We provide all exterior walls from the first floor to the top of the roof rafters. The standard exterior walls are pre-framed 2x6 studs with 16” O/C and ½” OSB sheathing applied, ready to tilt up into place. Understandably, a few walls may need to be site-built, so we provide all of the materials needed for those as well. Also, when situations involving dormers require angle walls, we provide 4” SIPs to ensure the necessary insulation. (Exterior SIP walls are also available. See the optional list below.)
  11. Ceilings are typically 1x6 and/or 2x6 T&G Canadian spruce paneling. This T&G is stained and sealed in our factory as well.
  12. With our package, installation of the paneled ceiling to the top of the beams is five to six times faster than installing the paneling to the underside of ceiling joists (as one would have to do normally). In addition, there are no loose boards, unsightly nail holes or trim around the walls with our method.
  13. All roof areas above heated spaces are insulated with 8” thick SIP panels. The 8" EPS insulated roof panels are cut to size where possible (though minimal onsite cutting is sometimes required).
  14. We provide all soffit and gable assemblies for roof soffit and gable overhangs.
  15. Also included are all fasteners, nails, screws, plates and related items needed to install the timber frame and insulated panels.
  16. Blocking and subfacia for cornice, facia and soffit boards come with each package.
  17. We provide material (2x framing and plywood) for the roof sections to tie together.
  18. To help you completely weather seal your new home, we provide a clear and concise list of suggested materials needed to finish the siding and roofing. Since necessary amounts vary by contractor, and color changes may be made after construction begins, TimbeRoof prefers to provide the list of items and allow those involved on-site acquire the goods. One may often purchase these simple items locally and save a considerable amount compared to having TimbeRoof supply them.
  19. Delivery to the job-site is included and made only when requested (to alleviate storage issues or needlessly having timber components exposed to the elements while awaiting erection).
  20. A TimbeRoof Post and Beam representative will be onsite once the timber frame is ready for raising to aid, consult and oversee the process.
  21. We provide a complete set of blueprints outlining all dimensions and details. These plans are normally sufficient to receive a building permit from your local permitting agency.
  22. Virginia sales tax is included in the package pricing.
  23. Once each job is completed, TimbeRoof will make a donation in the customer’s name to The Arbor Day Foundation™, eternally protecting 25,000 square feet of tropical rainforest.

Additional Package Options

  1. Price Lock Guarantee: We at TimbeRoof appreciate the numerous factors that go into planning and building your new timber frame structure. Despite the best of preparations, the timing of projects is ever changing and delays in construction can result in thousands of dollars in price increases. That is why we developed a program to lock-in today’s pricing for up to 12 months. With our Price-Lock Guarantee, we will lock-in our current pricing and services with a down payment of only 5% towards the total TimbeRoof timber frame investment. Click here for details.
  2. TimbeRoof has long been an Earth-first company and a leader in eco-friendly innovations. Instead of stud-framed outer walls, we proudly offer a SIP wall alternative. For homeowners today, it is hard to imagine a better, more energy-efficient value than SIP panels. They consist of foam insulation sandwiched between two outer panels, usually oriented strand board (OSB) or plywood. Panel thickness ranges from 2” to more than 12” and sizes are from the standard 4’x8’ to 8’x24’. SIP roof and wall systems are not only easier to install than traditional rafter or stud-wall systems, they also provide far more efficient insulation than fiberglass. Click here for details.
  3. We are proud to offer special pricing for Andersen™ vinyl-clad wood windows and doors, featuring high-performance glass that is programmed to defect heat and keep it where you need it. Between 35% and 41% more energy efficient than common double pane windows, these additions are another incredible way to save the environment as well as on your energy bills.
