The Timber Ridge is perfect for anyone who wants the luxury of a large home without the exorbitant price of one. Its four bedrooms and three bathrooms offer ample hospitality for guests, as do many of the home’s other features. The dining/sitting area allows for large gatherings, while the spacious kitchen contains a breakfast bar for more informal dining.

Other features enhancing Timber Ridge's sense of space include:

  • A see-through fireplace that, while defining a boundary between the living and dining room, allows the two to flow together visually
  • A sunken living room that provides an extra feeling of defined space and openness, augmented by the location of the balcony (see floor plans)
  • A living room that soars to a height of 22’
  • A view from the living room that provides a stunning vista of the great outdoors

All these features add up to a house that feels much larger inside than it looks on the outside. For those desiring more actual square footage, the plan can easily be enlarged and even allows a garage to be easily added.

Plan Specifications
  1. This extremely flexible design means your home can be built any size to suit your needs and budget.
  2. There are 2,300 square feet of living space under roof with the post and beam roof system over the entire roof area (with an optional basement that would offer another 200 square feet of living/storage space).
  3. There is a tongue and groove wood insulated roof over living room, stairs and entry and a drywall insulated roof over the second floor bedrooms.
  4. There is a tongue and groove wood ceiling over the entry and side porch roof.
  5. The plan has a post and beam wall system for both the living room and porch.
  6. Our in-house artisans handcraft our timber, providing incredible attention to detail unheard of with industrially processed wood. The posts, beams and rafters are cut to size, mortised and tenoned where needed and then verified by an independent structural engineer to guarantee the job is flawless. Each component is also labeled for easy and mistake-free assembly at the job-site.
  7. All holes for pegs and fasteners are pre-drilled for construction simplicity.
  8. All posts, beams and rafters are eastern white pine or Douglas fir, depending on preferences and situation. More exotic woods (heart pine, cherry, oak, hickory, maple, locust and hemlock to name a few) are available upon request.
  9. All timbers and wood elements are sanded to a smooth finish (unless rough-cut is requested), stained and sealed in our factory. We pre-stain all the posts, beams, rafters, ceiling joists and tongue and groove (T&G) materials in your choice of stain color, using Minwax Stain and Sealer for the interior wood and Cabot’s Stain and Wood Preservative on the exterior materials. This enables you to stain the beams one color while using a complimentary color on the paneling.
  10. In multi-story homes, the second floor framing consists of posts, beams, floor joists and 2x6 T&G pine decking or 2x10 floor joists with ¾" T&G plywood.
  11. We provide all exterior walls from the first floor to the top of the roof rafters. The standard exterior walls are pre-framed 2x6 studs with 16” O/C and ½” OSB sheathing applied, ready to tilt up into place. Understandably, a few walls may need to be site-built, so we provide all of the materials needed for those as well. Also, when situations involving dormers require angle walls, we provide 4” SIPs to ensure the necessary insulation. (Exterior SIP walls are also available. See the optional list below.)
  12. Ceilings are typically 1x6 and/or 2x6 T&G Canadian spruce paneling. This T&G is stained and sealed in our factory as well.
  13. With our package, installation of the paneled ceiling to the top of the beams is five to six times faster than installing the paneling to the underside of ceiling joists (as one would have to do normally). In addition, there are no loose boards, unsightly nail holes or trim around the walls with our method.
  14. All roof areas above heated spaces are insulated with 8” thick SIP panels. The 8" EPS insulated roof panels are cut to size where possible (though minimal onsite cutting is sometimes required).
  15. We provide all soffit and gable assemblies for roof soffit and gable overhangs.
  16. Also included are all fasteners, nails, screws, plates and related items needed to install the timber frame and insulated panels.
  17. Blocking and subfacia for cornice, facia and soffit boards come with each package.
  18. We provide material (2x framing and plywood) for the roof sections to tie together.
  19. To help you completely weather seal your new home, we provide a clear and concise list of suggested materials needed to finish the siding and roofing. Since necessary amounts vary by contractor, and color changes may be made after construction begins, TimbeRoof prefers to provide the list of items and allow those involved on-site acquire the goods. One may often purchase these simple items locally and save a considerable amount compared to having TimbeRoof supply them.
  20. Delivery to the job-site is included and made only when requested (to alleviate storage issues or needlessly having timber components exposed to the elements while awaiting erection).
  21. A TimbeRoof Post and Beam representative will be onsite once the timber frame is ready for raising to aid, consult and oversee the process.
  22. We provide a complete set of blueprints outlining all dimensions and details. These plans are normally sufficient to receive a building permit from your local permitting agency.
  23. Virginia sales tax is included in the package pricing.
  24. Once each job is completed, TimbeRoof will make a donation in the customer’s name to The Arbor Day Foundation™, eternally protecting 25,000 square feet of tropical rainforest.
